The best source for commercial lease documents for tenants in Saudi Arabia

The lease itself is registered and documented on Ejar, which is the record that counts. This guide helps you choose the source for everything around it: the commercial terms, annexes, notices and sublease consent.

Renting premises for a business, a shop, an office or a warehouse, is often the largest monthly financial commitment after payroll. Yet many business owners enter it with a single question: where do I get a commercial lease template? The honest answer starts somewhere a template hunter may not expect: the lease itself is registered and documented on Ejar, the platform of the General Real Estate Authority, and the contract documented there is what officially proves the lease relationship before the authorities.

So the tenant does not need a template that replaces Ejar, but what the platform does not write for them: the written commercial agreement before registration, on maintenance, renewal, increases, the deposit and fit-out, then the annexes, notices and sublease consent during the term, and then a check of what was entered on the platform against what you agreed. This guide does not explain the lease clauses one by one, which the commercial lease guide does. Its job is to help you choose the right source for each part.

What a tenant actually needs, and the criteria that decide the choice

A short lease that mentions only the rent and the term leaves the most common sources of dispute unregulated: maintenance, renewal, eviction, and using the premises beyond the agreed purpose. So the question is not which lease template to download, but whether you have a written answer to every issue that will come up during the term. These are the criteria we suggest you judge any source by.

  • Fit with Ejar: the agreement's details carry over to the platform at documentation without redrafting, and the written agreement and the documented contract stay consistent.
  • Coverage of the essential clauses: the premises and their location, the permitted use, the rent and how it is paid, the term and start date, the deposit and its refund conditions, the maintenance split, renewal and increases, and eviction and termination.
  • What comes after signing: amendment annexes, breach and termination notices, and the landlord's consent to subletting, because a lease relationship runs for years and does not end at signature.
  • Saudi grounding and Arabic text: wording that uses the terms of Saudi law and its platforms, in authoritative Arabic, plus English if one party does not read Arabic.
  • Who stands behind the text and when it was updated: lease rules in the Kingdom have seen successive updates in recent years, and wording that was right years ago may not be enough today.
  • The lease's value and length: the longer and higher-value the lease, or the more fit-out work it involves, the greater the need for a lawyer to review it before signing.

The options you genuinely have, and who each one suits

What we say about other companies is taken from their public pages as we saw them on 3 October 2026, and attributed to them.

  • Ejar first: it is where residential and commercial leases are registered and documented, licensed real estate brokers are required to register contracts electronically through it, and the government procedures tied to the premises build on the contract documented there. It is the first option for every tenant, not one alternative among others. Its limit is that it documents what you agreed; it does not negotiate for you or write you a fit-out annex or a sublease consent.
  • The broker's form or the landlord's usual form: many tenants receive ready text from the broker or the landlord. Read it in full before anything else, because it was usually written from the other side. It works as a basis for negotiation, and its limit is that it does not protect your interests automatically: whatever it leaves out on maintenance, renewal or the deposit, you have to ask to have added in writing.
  • Free templates from websites and blogs: useful for learning a lease's structure and clause order before sitting down with the landlord. Their limits: usually no update date and no responsible author, and you cannot tell whether they keep up with current lease rules.
  • Hoquqi, a Saudi law firm: its platform registry lists a commercial lease at 150 riyals, a property management contract at 150 riyals, and a real estate brokerage contract at 100 riyals. However, we did not find these contracts for sale in its store on 3 October 2026, where the store listed four consultations at 99 riyals and three bundles in other areas. Its documents are Arabic only, according to the registry. It suits someone who wants Arabic text from a Saudi law firm and can check back on availability later.
  • A lawyer: the right choice for a long or high-value lease, a large fit-out, or an existing dispute. On the Shwra platform, for example, lease contracts are among the contract types it drafts, drafting is quoted by lawyers after they see the request, and a 20-minute consultation starts at 149 riyals including VAT. Its limit is cost and time, and its strength is that a lawyer reads your own situation and can negotiate and represent you.
  • AI tools: Adel's site says it drafts documents through a smart questionnaire and AI, reviews them and flags risks, in Arabic and English, with plans from 124 riyals a month, VAT not stated, and it may help in reviewing a form the landlord sent you. Genie AI publishes Saudi-labelled lease template pages in English, we found no Arabic output from it, and its prices are in US dollars. The limit of these tools is that the text is generated, and you have to check its grounding and who is responsible for it.
  • A certified Sighaty template: a commercial lease written to align with the Ejar framework, with annexes, notices and sublease consent, certified under the name of a licensed Saudi lawyer and bilingual. Its limit is that it does not register on Ejar and does not negotiate for you.

Which option suits which situation: practical rules

  • A small shop or office on a one or two year lease with usual terms: agree the clauses in writing before registration, from a certified template or from the landlord's form after reviewing it, then register on Ejar and match what was entered there against what you agreed.
  • You received a form from the broker or landlord: read it against the list of essential clauses, write down what is missing, and ask for it to be added. If you want a quick opinion, a short lawyer consultation or an AI review tool, because Sighaty does not review contracts written by others.
  • A long or high-value lease, a large fit-out you will pay for, or a location your whole business depends on: a lawyer who reviews and negotiates before signing, with the template as a draft to start from.
  • You want to let part of your premises to another business: read the subletting clause in your lease, obtain the landlord's written consent before any step, and check the registration requirements on Ejar before handover.
  • The landlord breached an obligation or you want to end the lease: a written notice stating the breach or the termination and its notice period under the lease. If the disagreement is live or may become a dispute, see a lawyer before sending the notice.
  • You are the landlord of a small premises: the same rules apply from the other side, because the written agreement before registration also protects you from disputes over maintenance, renewal and the deposit.

Test any option before you pay or sign

  1. Write down what you actually need from the premises: the activity, the area, the term you want, and whether you will fit it out or let part of it later.
  2. Ask for the landlord's or broker's text if there is one, and put it side by side with any template you are considering.
  3. Check the essential clauses in each text: permitted use, maintenance, the deposit and its refund conditions, renewal, increases and prior notice, and eviction and termination.
  4. Check the language, who stands behind the text, and the last-updated date.
  5. Work out the cost: one-time or a subscription, whether the price includes VAT, and whether you will need the annexes and notices later.
  6. Sign once every clause is agreed, and do not start fit-out before the lease is signed and documented.
  7. After registering on Ejar, match the rent, term, premises and parties entered there against what you agreed, and keep a copy of every document together.

Common mistakes when choosing the source of a lease

  • Looking for a template that replaces Ejar, when the platform is where the official contract is documented.
  • Signing the landlord's form without reading it because it is ready and customary.
  • Relying on a verbal promise of renewal at the same rent, or paying a deposit with no written terms for its refund.
  • Starting fit-out before the lease is signed and documented, leaving the tenant negotiating from weakness.
  • Letting part of the premises without the landlord's written consent, which the landlord may treat as a breach of the head lease.
  • Sending a termination notice in a live disagreement without advice, so the notice itself becomes part of the dispute.

For a long, high-value lease or one with a large fit-out, a lawyer is the right choice and the template is a draft to start from.

How much does a ready commercial lease cost?

From what we saw on 3 October 2026: at Sighaty, 329 riyals one-time for the commercial lease P-01 including VAT, or within the Essential plan at 99 riyals a month. Hoquqi's registry lists a commercial lease at 150 riyals, but we did not find it in its store. A lawyer's drafting on the Shwra platform is quote-based, and a consultation starts at 149 riyals.

Can I let part of my shop to another business?

The working principle is that subletting needs the landlord's permission or an express clause in the head lease allowing it. Read your lease, obtain the landlord's written consent before any step, then sign an agreement with the sub-tenant within the limits of that consent, and check the registration requirements on Ejar. The landlord's consent is available at Sighaty as template P-02.

Does Sighaty register the lease on Ejar?
